Update on the Marin Theater Project

In January 2016, the Marin Theater at 101 Caledonia Street closed after operator Cinemark USA decided not to renew its lease. In December 2017, the City approved a mixed-use development for the property at the northwest corner of the intersection of Caledonia and Pine streets. The development includes a theater and restaurant on the first level, an office space on the second level, and comprehensive interior and exterior improvements.

Construction was originally slated to begin in the spring of 2018, but has been delayed because of ongoing difficulties in finding qualified tenants.

On October 3, 2018, the Planning Commission approved an application for modification of the project so that construction can begin this year. The modified plans approved by the Planning Commission allow project implementation to take place in two phases:
  • Phase one: Improvements to the building exterior and interior second-level office space, leaving the first-level interior as a "cold shell"
  • Phase two: Improvements to the interior theater and restaurant space on the first level

The tentative start date for phase one of the construction is mid-November 2018. The start date depends on the issuance of permits by the City and the schedule of the general contractor for the project, Swinerton Builders. Phase one of the project is estimated to be completed between December 2019 and February 2020.

Phase two of the project, consisting of improvements to the restaurant and theater space, has an estimated construction time of six to eight months and is expected to commence once a theater/restaurant tenant has been found.

During construction, the contractor will be required to comply with City of Sausalito restrictions on construction hours, noise levels, and duration of construction. Construction management and traffic control plans must be reviewed and approved by the City Engineer and mailed to property owners within 300 feet of the site.
