Project Description
Parking Lot 1 is a key asset connecting downtown Sausalito to the waterfront and ferry terminal, and serving residents, visitors, and local businesses every day. Its aging asphalt, uneven surfaces, tree impacts, and uncertain subsurface conditions, however, have created both functional and visual challenges. The City, together with its consultants, is exploring how to transform this essential space into a fully functional, future-ready, and distinctive parking area: one that is practical, inviting and unique, at the same time. As part of this process, consultants assess existing conditions and develop three design alternatives. Each option carefully balances critical considerations, including overall implementation cost, parking capacity, tree management, pedestrian, bicycle, and vehicular circulation, ecological and green infrastructure opportunities, surface quality and materials, climate resiliency and sea-level rise, aesthetics, and more.
Project Timeline
On July 15, 2025 the Sausalito City Council approved an expanded scope to address three concept alternatives for a redesign of Parking Lot 1 and prepare construction documents that maintain existing parking supply. Following the authorization of a contract with CSW|ST2 consultants for this work on September 16, 2025, the project began and aims to follow the timeline below.
Project Elements
At the July 15, 2025, Sausalito City Council approved a scope of work that contained the following project elements:
- Prepare Three Concept Alternatives.
- Prepare Construction Documents that maintain the existing parking supply, in coordination with the Sausalito Improvement District
- Deliver the improvements with a budget of no more than $2.5 million, including both soft and hard costs.
- Maintain a fee of no more than $250,000 and re-design if costs exceed the $2.5 million budget.
- We understand that phasing of improvements over time is desired.
- The community engagement includes a public workshop and two meetings with the Council.
